Sacramento Region Toll Lanes
The Sacramento region's first toll lanes and the network planned to follow. The Yolo 80 express lanes on I-80 and U.S. 50 are set to open in 2028, and a proposed $450 million to $500 million project would add a toll lane each way on I-5 through downtown. Carpools of three or more ride free. SACOG's long-range plan calls for nearly 200 miles of toll lanes by 2050.

Railyards
The 244-acre redevelopment of Sacramento's historic rail yards next to downtown. Kaiser Permanente is building a $1.5 billion, 310-bed medical center, Sacramento Republic FC has city approval for a 12,000-seat stadium, and work is under way on the Central Shops and a new entrance to Sacramento Valley Station.

Folsom Ranch
Folsom's 3,500-acre growth area south of Highway 50, bounded by White Rock Road, Prairie City Road and the El Dorado County line. Opened to development by the Folsom Plan Area Specific Plan in 2011, it is planned for about 11,000 homes at buildout, along with schools, parks, open space and Dignity Health's new medical campus.

Upper Westside
A planned community of 9,356 homes on roughly 2,066 acres west of North Natomas, between the city of Sacramento and the Sacramento River, north of I-80. Sacramento County supervisors unanimously approved the Upper Westside Specific Plan in June 2026, and environmental and neighborhood groups sued to overturn it a month later.

Braden
A 2,700-acre master-planned community in eastern Sacramento County, formerly known as Cordova Hills, led by developer Somers West. Plans call for up to 8,000 homes, 1.3 million square feet of commercial space and over 950 acres of open space. A roughly 223-acre site set aside for a university campus has yet to attract a college.

Downtown DOVA
A planned sports and entertainment district in Rancho Cordova, anchored by the 7,500-seat Cordova Arena on about 26 acres south of Highway 50. KozPure Development plans about 800 hotel rooms, 640 to 1,000 homes and 220,000 square feet of shops, restaurants and offices, a $1.2 billion buildout. The city is negotiating public support estimated at $185 million over 35 years.

Placer One
A 2,200-acre master-planned community in south Placer County's Sunset Area, west of Highway 65. It is planned for about 5,600 homes, an employment center, a town center and a 300-acre site for Sacramento State's future Placer Center. Builders including JMC Homes and KB Home are building the first neighborhoods along the new Sunset Boulevard extension.

Sunrise Mall
The redevelopment of Citrus Heights' 100-acre Sunrise Mall under the city's Sunrise Tomorrow plan, which calls for up to 2,200 homes, 480 hotel rooms and new shops and offices. Its first piece is the proposed $120 million Sunrise Sports Center, with two NHL-size ice sheets and a 4,000-seat arena, which the council backed in March 2026 with up to $60 million in bonds.

East Ridge Village
A 734-acre master-planned community south of Highway 50 in El Dorado Hills, part of the Valley View Specific Plan. It is planned for roughly 700 single-family homes on large lots, with about 192 acres of open space, trails and parks. Road and grading work is under way, and Lennar bought 312 acres of the community in late 2024.

Natomas Panhandle
About 589 acres of former farmland in North Natomas between Del Paso Road and Elkhorn Boulevard, annexed into the city of Sacramento in 2019. Plans call for about 1,600 homes along with parks, trails, schools and greenbelts, and the first neighborhoods are now under construction and selling.

I Street Bridge
A planned replacement for the 1911 I Street Bridge over the Sacramento River: a new movable bridge just upstream linking Sacramento's Railyards with West Sacramento's Washington neighborhood, with wider lanes for buses and paths for walking and biking. Bids opened in April 2026 came in at $398 million to $517 million, pushing construction to 2027 at the earliest.
