California’s first 7 Brew Coffee planned for Roseville

One of the country’s fastest-growing coffee chains is preparing to enter California through an unlikely front door: a half-acre corner of a Lowe’s parking lot in Roseville.

7 Brew Coffee plans to build a small, double-lane drive-through stand along Fairway Drive, near Highway 65 and Pleasant Grove Boulevard. The Roseville location is slated to become the Arkansas-based chain’s first in California, extending a rapid expansion that has carried the company from seven stands in 2020 to nearly 800 nationwide.

The proposed stand would occupy part of the Lowe’s property at 10201 Fairway Drive in the Highland Reserve Marketplace, near Trader Joe’s and other national retailers. The project would split off a 0.499-acre parcel from the roughly 15-acre site, leaving the home-improvement store and most of its parking lot intact. The coffee stand would eventually receive its own address at 10211 Fairway Drive.

The Roseville proposal offers California its first look at a chain that has emerged as a serious challenger in the increasingly crowded drive-through beverage business.

7 Brew was founded in northwest Arkansas in 2017 and grew modestly during its first few years. An investment group operating as Brew Culture LLC acquired the company in 2020, when it had seven stands, and reworked its menu and drive-through operations before accelerating its franchise expansion. The company ended 2025 with more than 600 stands and had grown by about 4,200% since the beginning of 2022, according to restaurant-industry publication QSR Magazine.

Its formula is closer to a beverage assembly line than a traditional neighborhood cafe. The compact stands generally have no customer lobby, tables or indoor ordering counter. Employees walk between vehicles to take orders, while drinks are prepared inside and passed through service windows.

Coffee is only part of the menu. 7 Brew also sells flavored energy drinks, teas, lemonades, smoothies, shakes and sparkling sodas. With syrups, milk alternatives, caffeine levels and other modifications, the company advertises more than 20,000 possible drink combinations.

That emphasis on customization and speed has helped propel a broader race among beverage chains seeking customers who might once have gone primarily to Starbucks, Dunkin’ or Dutch Bros. Blackstone made a growth investment in 7 Brew in 2024 to help finance the company’s national expansion alongside its franchise partners.

The Roseville stand is being developed by Flynn Group, the San Francisco-based franchise operator whose portfolio includes thousands of Applebee’s, Taco Bell, Panera Bread, Arby’s, Pizza Hut and Wendy’s restaurants, as well as Planet Fitness locations. Flynn added 7 Brew to its portfolio in 2025 as part of a new division focused on younger, fast-growing brands. The company says it operates about 2,980 locations across 44 states and three countries.

Plans submitted to Roseville call for a 910-square-foot building served by two drive-through lanes. The building would rise to about 19 feet and feature gray fiber-cement panels, dark brick veneer, blue metal accents and the curved roofline associated with 7 Brew’s stands elsewhere in the country.

Vehicles would enter the queuing area near Fairway Drive before circling the building and exiting toward the shopping center’s internal drive aisle. The two lanes would provide a combined 286 feet of stacking space, considerably more than the 180 feet required under Roseville’s design guidelines.

A traffic study based on activity at 10 existing 7 Brew stands estimated the Roseville business could generate as many as 77 vehicle trips during its busiest hour. The typical maximum queue was estimated at about seven vehicles, leaving the proposed lanes with enough capacity to prevent traffic from spilling into the Lowe’s parking lot, according to the city’s analysis.

Turning part of the lot into a coffee stand would eliminate 52 parking spaces. That number appears substantial for a building smaller than many single-family homes, but Lowe’s has more parking than the city requires.

After construction, the Lowe’s and 7 Brew properties would share 553 spaces under a reciprocal parking agreement. Roseville calculates that the two businesses would need 543 spaces combined, leaving the center with 10 more than the required minimum.

The proposal went before Roseville’s Design Committee on July 16 with city staff recommending approval of both the building design and the parcel split. Before construction can begin, the developer must complete the final parcel map and secure grading, utility, building and sign permits.

Onsite Observer reached out to the applicant for additional details about the project and its timeline but didn’t receive a response by publication time. No construction schedule or expected opening date has been announced.
