Tower Broadway nears completion as apartments begin leasing and restaurant lineup comes into focus
A project years in the making at one of Sacramento’s most recognizable corners is nearing the finish line.
Tower Broadway, the five-story mixed-use development rising at 1600 Broadway on the former Tower Records site, appeared largely complete from the outside during a site visit Tuesday. The building’s exterior signage is up, leasing banners are posted at street level, and the long-vacant corner has been transformed into a finished urban infill project facing the Tower Theatre.

The development was previously marketed as a 60,152-square-foot project with 68 apartments above 8,772 square feet of retail and restaurant space.
A recent social media post from Scott Kingston, senior vice president of Turton Commercial Real Estate, said Tower Broadway is expected to be substantially complete in the coming weeks, with residential move-ins just around the corner.
In the same post, Kingston said chef Chris Barnum-Dann is planning three concepts at the project: Sacasta, described as a tapas and pintxos bar inspired by the Basque region; Giadanno’s, a European-style market; and 4B Wine Cellar, a bottle shop and wine-focused concept.
Tower Broadway occupies the former home of one of Tower Records’ early Sacramento locations. Construction on the new building began in 2024, after the earlier structure, later occupied by Dimple Records, was demolished in 2019.
The new building does not ignore the history of the corner. It draws from it. Out front, a circular sign designed to resemble a record player stands as a tribute to the site’s past life in Sacramento’s music culture. The reference continues inside where floor plans carry names such as The Vinyl, The Aretha, The Jazz Room, The Cassette, The 8 Track, Mixed Tape, and The Vibe.
Apartment leasing is now underway. According to the project’s official website, Tower Broadway is offering studio, one-bedroom, and two-bedroom apartments. Floor plans posted on the site show units ranging from 473 square feet to 846 square feet. Base rents range from $1,775 for some studio layouts to $2,869 for a two-bedroom unit.
The project website also lists amenities, including a fitness center, community room, gated electronic entry, bike storage, on-site management, and in-unit washers and dryers.
As the latest major development to rise along Broadway, Tower Broadway adds real weight to the corridor’s long-running push toward renewal. The project brings housing, storefronts, and new activity to a part of the city that has been struggling to build momentum.
