Delta Shores: Tracking the Progress of One of Sacramento's Largest Developments

Located in South Sacramento along Interstate 5, this 800-acre project is steadily taking shape. When completed, Delta Shores will feature over 5,000 residential units, housing more than 13,000 residents.

One of the initial phases of the development was the Delta Shores Shopping Center, which opened in 2017. The shopping center offers a diverse mix of retailers, service providers, and dining options. In 2022, it was sold to Pine Tree, an Illinois-based company, for $122 million.

East of the shopping center, Signature Homes, a Pleasanton-based real estate developer, is constructing approximately 160 homes in two neighborhoods: Coronado and Catalina.

Coronado features homes starting in the low $700,000s for 5-bedroom, 3-bathroom units with a minimum of 2,500 square feet. Catalina offers slightly smaller homes, with prices starting in the low $600,000s.

Recently, Signature Homes acquired two additional parcels totaling 18.6 acres for $9.5 million, with plans to develop 200 future lots.

West of Interstate 5, 87 acres adjacent to the Sacramento River are also under development. KB Home is developing 190 lots with detached single-family homes starting at $570,000 for 1,800 square feet and up to $720,000 for 2,700 square feet.

KB Home makes up only part of the 87 acres, with the other portion consisting of 157 lots to be developed by Meritage Homes.
